Modernisation of the heat management of the Bratislava-Vrakuňa Municipal District
WHAT IS BEING UPGRADED?
- Description of the solution
Connection of houses that are currently supplied with heat from gas boiler rooms on Bebravská, Čiližská and Rajčianská streets – to the boiler room on Železničná Street, which produces heat preferably from renewable sources (wood chips).
The houses will be connected with new pre-insulated pipelines with higher efficiency – with a transition to a two-pipe system (currently the supply is provided by an inefficient three-pipe system from the time of the construction of the housing estate).
The existing boiler rooms (for hot water preparation) in the houses will be replaced by new compact heat transfer stations. - Heat transfer station (OST)
OST is a modern device for heat transfer and hot water preparation directly in the apartment building. The station is equipped with an automatic control, which can be adjusted according to the requirements of a particular apartment building. - How long will the modernisation take?
The entire construction is planned to take about a year. The work is expected to start in spring 2027. Station replacements and house connections will be carried out in the summer months, outside the heating season. - What limitations will this bring in the heat supply?
We anticipate several shutdowns during the summer months. Their length should not exceed a few days. Only a short shutdown is foreseen for the replacement of boiler room technology in the apartment building for the installation of OST. Generally 1 to 3 days.
WHY DO WE NEED TO MODERNISE?
- Current status
The boiler house on Železničná Street produces heat mainly from wood chips and delivers it through pipelines that are up to 50 years old. Despite repairs, the system is faulty and requires complete reconstruction.
The boiler houses on Bebravská, Čiližská and Rajčianská Streets produce heat on the basis of natural gas. - Legislation requirements for renewable energy sources (RES)
Connecting the existing gas boiler houses Bebravská, Čiližská and Rajčianska to the Železničná boiler house will significantly increase the number of customers for whom heat will be produced from a renewable source – wood chips. After the modernisation is completed, the Vrakuňa district will form an effective CZT (centralised heat supply). Most of the heat will be produced from wood chips. Currently, the topic of ETS 2 is open, which will bring air pollution payments for individual consumers. Part of the heat produced from wood chips will be exempted from this payment, which will have a positive impact on the resulting heat costs for consumers. - Subsidies
TERMMING has submitted an application for co-financing of an investment under “Call No MoF 2-2024 from the Modernisation Fund to support investments for the modernisation of energy systems, including energy storage and energy efficiency improvements”.
Thanks to the support and good cooperation with the Bratislava Vrakuňa Municipality, our application was successful. We received a favourable financial contribution of almost 85% of the investment costs.

Such an opportunity is particularly unique in the level of support. This will allow to optimize the price of heat despite the high investment. The rest of the investment is financed by TERMMING, a.s. (ENGIE Services, a.s.)
WHAT WILL MODERNISATION BRING?
- Quality of supply
The modernisation of the heat management system will improve the quality of heat supply for heating and hot water. The replacement of existing technical equipment will increase its reliability and reduce the number and duration of interruptions to heat supply due to technical equipment failures. - The flexibility of the
OST (heat transfer station) installed for individual points of use will allow customers to individually set the preparation and delivery of hot water (for example, whether hot water will be supplied 24 hours a day or in a different mode). Similarly, it will be possible to adjust the heating parameters on the OST. - Price of heat
The price of heat produced from wood chips is more favourable in the long term than from gas. At the same time, the efficiency of the distribution system will be increased and the preparation of heat and hot water will be more efficient. For these reasons, we anticipate a 10% reduction in the price of heat after the renovation.
THE COOPERATION OF THE WRECK SITE INHABITANTS
- Consent to install OST
As the current technology is majority owned by the house, consent is required to replace the outdated technology with new technology. The latter will be owned by TERMMING,a.s. so that all costs associated with the operation (e.g. repairs and maintenance, necessary inspections, etc.) will be borne by the heat supplier. All OST will be monitored 24 hours a day and connected to the central control room of TERMMING.
FAQ
- What if we want to have our own OST?
It is possible, but not convenient. The occupants of the house have to provide their own financing for the investment, then provide operation, maintenance, inspections, meter verifications and parameter adjustments. The price of the heat will remain the same as if the OST is financed by TERMMING. This is how it is determined by the legislation in force. - What impact will this modernisation have on the current regulation of houses?
The substations are designed with respect to the existing heat distribution systems of the apartment buildings. Each station is adjusted after installation according to the current parameters of the system. In the case of houses that have already been regulated, the station is set according to the house regulation project. - What if we want to build our own RES (photovoltaic, solar). Is it possible to connect it?
TERMMING supports production from renewable sources. Therefore, we will not hinder plans to connect a solar system. We are ready to deal with each such case individually, also with regard to the current legislation. - What if we don’t agree to build OST at all?
Boiler room modification is a necessary part of the modernization that will bring practically only benefits. We are open to the possibility of individual boiler room modification solutions, which will be provided by the owners of the apartment building at their own cost and risk. However, it is necessary to keep within the parameters so that the whole system works properly. - How will the connection to the house’s electrical system be resolved?
The OST will be connected to the existing electrical distribution system of the house, either with sub-metering, which will be subsequently charged by the administrator to the heat supplier (TERMMING). The second option is a separate tapping point, which will be set up directly by TERMMING for this purpose, if technically feasible. Residents will not be burdened with electricity costs for OST. - Who will take care of the OST?
After the reconstruction, TERMMING assumes full responsibility for the operation and maintenance of the OST at its own expense, respecting the rights of the owners. The OST will be monitored 24/7 by TERMMING’s central control room. Any anomaly or malfunction will in most cases be dealt with before it becomes apparent.
The same applies to the setting of parameters that will respect the agreements with the administrator and the respective apartment building. These may relate to the equithermal curve, media temperatures, etc. - Are we able to decide on the setting of OST parameters for hot water preparation as before?
Yeah. And not only hot water, but also heating parameters, which until now has been severely limited. Each house can be set according to the individual requirements of the occupants of that house (equithermal curve, setback times, outlet water temperature, etc.).
